Overview
Viktor is a 254-unit multi-family development at 10828 139A Street and 10829 140 Street in Surrey, BC. Jas Construction Ltd. delivered the framing scope for ML Emporio Homes Ltd., running from April 2023 to May 2024.
Viktor is the second project Jas Construction has completed with ML Emporio Homes in Surrey, the first being Oak & Onyx, a 173-unit development framed in 2023. Across both buildings, framing was organized floor by floor with openings and backing set to the structural drawings so the mechanical, electrical, and envelope trades could follow without rework. At 254 units, the staging and lift plan kept crews working at pace across the full footprint of the site. The framing scope is complete.
Scope of work
- Engineered floor and roof assemblies, sequenced with the mechanical rough-ins.
- Pre-construction coordination with the developer and design team.
- On-site supervision and daily quality checks by an in-house superintendent.
- Coordination of openings and backing for the envelope, mechanical and electrical trades.
- Material staging and lift scheduling planned around the site.
