How we deliver framing.
Drawing Review
We review structural and architectural drawings, confirm shear wall and hold-down locations, and clarify any RFIs with the engineer of record before material is ordered.
Material & Crew Scheduling
Lumber and engineered products are ordered against the build calendar. Crew size and start dates are locked in to match the project's critical path.
Frame & Brace
Our in-house carpenters install floors, walls and roof structure in sequence, maintaining daily communication with the site superintendent and other trades.
Inspection & Handoff
We walk the framed structure with the building inspector and your team, close any deficiencies, and hand off a clean, plumb, straight frame ready for mechanical and envelope.
What framing includes.
From wood-frame residential to engineered multi-family structures, here is what our in-house carpentry crews handle on site across the Lower Mainland.
Single-family and custom home framing from foundations to roof.
Low-rise and mid-rise multi-family layouts coordinated with structural engineers.
LVL beams, I-joists, PSL columns and other engineered wood products.
Code-compliant lateral systems to BC Building Code seismic requirements.
Framing sequenced around mechanical, electrical and envelope trades.
Fall protection, safe work plans, and daily safety checks on every site.
Why framing quality shapes the whole build.
The framing phase sets tolerances that every subsequent trade inherits. Walls that are out of plumb, floors that bounce, or spans that are undersized create cascading problems for drywall, millwork, flooring, and exterior cladding — often at a cost that far exceeds the original framing contract.
In BC, where seismic design requirements apply to residential and multi-family construction, shear walls and hold-down hardware must be installed correctly at the framing stage. Errors here are not always visible and can affect life-safety performance. Experienced crews who understand structural drawings are not interchangeable with the lowest bidder.
The Lower Mainland sits in a high seismic hazard zone. Residential framing must incorporate approved shear wall assemblies and engineered hold-down connections per the structural drawings.
BC's Step Code energy requirements affect insulation space and framing details. Advanced framing and thick-wall assemblies are increasingly common on new residential builds in Metro Vancouver.

Choosing a Framing Contractor in Surrey, BC
What to ask, what to compare, and what to watch for when hiring a framing contractor for residential or multi-family work in the Lower Mainland.
Skills to Look For in a BC Framing Contractor
Beyond carpentry, a strong framing contractor brings drawing literacy, scheduling, safety, and clear communication to every site. Here is what to look for.
Jas Construction provides residential, townhouse and low-rise multi-family framing across the Lower Mainland, including Surrey, Langley, Vancouver, Coquitlam, Maple Ridge, Abbotsford and surrounding BC communities.
Yes. We partner with builders, developers and general contractors, coordinating with structural drawings, other trades and the project schedule to deliver framing on time and to spec.
We frame wood-frame residential, townhouse and low-rise multi-family projects. Our teams are experienced in BC building codes, shear walls and multi-trade coordination for complex sites.
When revisions come in, we review them against work in progress, assess any impact on material or schedule, and communicate with the structural engineer and project team before proceeding. Clear RFI management keeps surprises to a minimum.
We typically coordinate material procurement through established suppliers in the Lower Mainland. We can work within owner-supply or contractor-supply models depending on your project's commercial structure.
BC follows the National Building Code with provincial amendments. Key considerations include Part 9 prescriptive requirements for houses, Part 4 for engineered designs, seismic hold-down and shear wall requirements, and Step Code energy performance thresholds that affect insulation thickness and framing details.
Crew size depends on the number of buildings, schedule, and lifting requirements. A single townhouse block might have 4–8 carpenters plus a lead supervisor. We scale up for larger developments with multiple concurrent buildings.
We sequence our work to hand off clear surfaces and openings to each subsequent trade. We maintain daily communication with the superintendent to avoid clashes between rough-in inspections, insulation, and sheathing.
