How we deliver excavation.
Site Review & Layout
We review civil and geotechnical drawings, confirm grades and benchmarks with the surveyor, and plan haul routes and material staging before the first cut.
Clearing & Bulk Earthwork
Topsoil and vegetation are stripped, stockpiled or removed, and bulk cuts and fills are made to the rough design grades.
Trenching & Services Prep
Trenches for utilities, drainage, and services are excavated to specified depths and widths, coordinated with your utilities contractor and civil drawings.
Grading & Compaction
Final subgrades are brought to elevation, backfill is placed and compacted in lifts, and the site is handed to forming and foundation crews on a stable, tested platform.
What excavation includes.
From site clearing to structural backfill, here is what Jas Excavation Ltd. handles across residential and commercial projects in the Lower Mainland.
Vegetation removal, topsoil stripping, and material segregation.
Cut and fill operations brought to design grades with GPS-guided equipment.
Utility trenches, storm drainage, and perimeter drainage installation.
Off-site disposal of unsuitable material; import fill supply and placement.
Structural backfill placed and compacted in lifts to geotechnical specifications.
Residential and light commercial demolition with sorted material removal.
Earthwork, utilities & safe job sites
Our operators run modern tracked excavators, loaders, and compaction equipment sized for everything from tight residential lots to larger commercial pad preparation. We stage cuts and fills to match your structural and civil drawings, and we sequence trenching so underground utilities, drainage, and services stay aligned with the rest of the build calendar.
Every Jas Excavation crew follows the same site-safety and environmental expectations as the rest of the Jas Construction group: clear access routes, dewatering and erosion control as needed, and daily communication with the general contractor and surveyors. That discipline keeps your schedule moving and reduces costly standby time for concrete, forming, and framing.
Why the earthwork phase determines what's possible.
Every other trade builds on what the excavation crew leaves behind. If grades are wrong, forming and drainage have to compensate. If backfill is inadequately compacted, foundations settle. If dewatering is inadequate, formwork quality suffers. Getting earthwork right the first time is the cheapest insurance a project can buy.
In Metro Vancouver and the Fraser Valley, soil conditions range from dense glacial till to loose deltaic deposits, organic layers, and high groundwater tables. Experienced operators recognize when actual conditions differ from the geotechnical report and communicate promptly — before a problem becomes a delay.
Excavation in BC must comply with the Environmental Management Act and Contaminated Sites Regulation when soil conditions raise concerns. Site runoff and sediment control are required under municipal bylaws.
The Lower Mainland has dense underground utility infrastructure. BC One Call locates are mandatory before excavation, and experienced operators treat utility proximity as a primary safety issue.

What an Excavating Company Brings to a Project
From site preparation and grading to trenching and material hauling, here is what excavation crews actually do and why their early work matters.
Site Preparation and Excavation Basics
An overview of the site-prep phase: how it works, why it matters, and how it shapes the rest of the construction schedule.
Through Jas Excavation Ltd., we offer site preparation, land clearing, grading, trenching, backfill, compaction, demolition, material removal and general excavating for residential and commercial projects.
Yes. We have equipment and crews for single-lot residential work and larger commercial or multi-lot development sites throughout the Lower Mainland.
We align earthwork and trenching with foundation, utilities and site servicing schedules, communicating with your team so sequencing stays efficient and safe.
We work alongside the geotechnical consultant of record. Our operators flag conditions that differ from the geotechnical report — groundwater, unexpected material, or bearing concerns — so the consultant can review and the design can be adjusted promptly.
We implement silt fencing, rock check dams, and sediment control measures consistent with BC environmental regulations and the project's stormwater management plan. These are in place before bulk earthwork begins.
Yes. We have smaller excavators and equipment suited to constrained residential infill lots and lane-access sites common in Surrey and Metro Vancouver. We coordinate traffic management and lane closures with the municipality when required.
We assess groundwater conditions before work starts and deploy pumps, well points, or perimeter drainage as needed. Discharge is managed in compliance with municipal and environmental requirements.
